			<content:encoded><![CDATA[<p>Florida Flat Fee MLS is an alternative to the traditional real estate model where the seller typically pays a 5%-6.5% commission. Brokerless has developed a platform that gives its Florida web customers the ability to submit their own listings, via the website, and have the data transmitted directly to the listing affiliate Broker. The flat fee that the seller pays replaces the much higher listing fee, usually 2.5% to 3.5% of the sales price, that the seller otherwise would pay if using a full service Listing Broker. As a result, the seller will not have to pay, at closing, additional fees to the listing broker that are typically based on the contract selling price. The seller will be required, however, to offer compensation to a buyer’s agent (we recommend usually 2%-3%), otherwise known as a cooperating broker.</p>
<p>Buyers and Buyer’s agents will work directly with the seller, potentially saving the seller thousands of dollars in commissions. If the seller conveys title without the assistance of a Buyer&#8217;s Agent, then the seller will not have to pay a commission on his/her transaction, making it an entirely Brokerless transaction. <a class="external free" rel="nofollow" href="http://www.brokerlessmls.com/index.php?option=com_content&amp;view=article&amp;id=97&amp;Itemid=185" target="_blank"></a></p>

Across the country, over 800 Multiple Listing Services (MLS) send their listing   information and photos to REALTOR.com®. The MLS&#8217;s get their information   from local brokers. How frequently the MLS&#8217;s send data varies from MLS to MLS.   Most update on a daily basis, but a few update less frequently. Questions about   a particular listing should be directed to the listing agent.</p>
<p><strong><a name="two"></a>How do I change listing information and photos?</strong><br />
Listing information and photos can only be changed by the broker who owns the   listing. Listing agents can change the information that appears on REALTOR.com®   by changing the MLS data, which is automatically sent to REALTOR.com®. Brokers   who subscribe to REALTOR.com® can change the information directly on REALTOR.com,   as well as submit additional information, photos, virtual tours, and open house   schedules.</p>
<p><strong><a name="three"></a>How do I put a listing on the site?</strong><br />
Only brokers can submit listings to REALTOR.com® through their local MLS.</p>
<p><strong><a name="four"></a>Why don&#8217;t search results match my search criteria?</strong><br />
With the exception of price, bed/bath and square footage, all search criteria   are preferences. These preferences function like a sort criteria, putting homes   that meet your preferences at the top of the search results, without excluding   homes that only partially meet your preferences.</p>
<p>For example, if you selected pool and fireplace, the first homes displayed   on the results page will have both a pool and a fireplace, followed by homes   with either a pool or a fireplace, followed by homes with neither.</p>
<p><strong><a name="five"></a>How do I find land or multi-family homes?</strong><br />
As you search for a home on REALTOR.com®, there is a page called Property   Types/Nearby Areas. On this page you can indicate the type of property you are   looking for, whether it&#8217;s single-family homes, condos, land, or multi-family   homes.</p>
<p>If there are no listings for a given property type in the area you are searching,   the option will not appear on the Property Types/Nearby Areas page.</p>
<p><strong><a name="six"></a>What do I do when I get an error message?</strong><br />
With approximately 1.5 million listings that are changing on a daily basis,   and being searched by approximately 300,000 people a day, over an imperfect   Internet, sometimes something goes wrong.</p>
<p>Most of the time, if you get an error message, all you have to do is press   refresh or reload on your browser, or go back to the previous page and try again,   and the page will load.</p>
